Terms & Conditions
  1. Deposit Policy: 25% deposit required on booking confirmation, with remaining balance due 30 days prior to arrival.
  2. Cancellation Policy: All deposits will be forfeited in case of cancellation. If within 30 days of check in then 100% penalty will be charged.
  3. Late cancellation, No show, Early departure will result with full amount charge for entire stay.
  4. Guests aged 13 years and older at the time of check in are classified as adults. Extra bed charge of USD 70++ or THB 2,450++ / night / adult.
  5. A maximum of 3 additional children under the age of 13 per villa, exclude 1 - 2 bedrooms and villas with loess bedroom floor space. Will depend on the age and requirements of the guests and if an extra bed is required.
  6. A baby cot can be provided at no cost for children under age of 3 years.
  7. Extra Bed charge of USD 35++ or THB 1,225++ / night / child charged for children aged 4 to 12 years old.
  8. CHECK-IN TIME:15.00 Hrs. / CHECK-OUT TIME: 12.00 Noon.
“General Terms and Conditions” Promotion
  1. The privileges under this promotion cannot be exchanged, changed to cash, or transferred to any other party.
